Home extension – experiences with costs and permits in the Netherlands?
Hi all, we're thinking about adding a home extension (probably 20-30 m²) to our house next year – extra living space + bigger kitchen. I've been reading that prices have gone up quite a bit lately and the permit process can take forever or get rejected for small things. Has anyone here recently built an extension? Roughly how much did it end up costing per m² (including everything: foundation, walls, roof, windows, finishing)? And did you go for a standard contractor or did you find someone cheaper through recommendations? Any tips what to watch out for? Thanks in advance!

We finished our extension (about 25 m²) last summer in the Randstad area. Total came to around €68,000 including VAT, foundation work, insulation, sliding doors and a flat roof with sedum. That works out to roughly €2,700/m² all-in, but it depends a lot on finishes and whether you need special foundation because of soil. Permits took almost 4 months in our municipality, but we prepared drawings well and used an architect who knows the local rules – saved us from having to redo stuff.
